    What does the membership actually cover?

    The verified record of your home, the monitoring and foresight, two Home Health Checks and two advisory reviews each year, and priority response when something goes wrong. Trade and repair labour is billed to you separately, at member rates.

    How are you paid?

    Two ways, both visible to you. A flat membership fee for the ongoing oversight and access. And on any trade work we coordinate, a management fee, shown on every estimate, on top of the trade's negotiated member rate. It scales with the size and complexity of the job, the way a project manager is paid, with a minimum on smaller jobs to cover the work of triage and coordination. We do not hide a markup inside the trade's price: you always see what the trade charges and what we charge to manage the work.

    What happens at 2am when something fails?

    Is this insurance?

    No. You always pay for your own repairs and parts, at member rates. We carry no risk and absorb no repair costs. Membership buys oversight, coordination, and priority access, not a financial product.

    Is the Home Health Check a home inspection?

    No. It is a trade-level review by a qualified technician to surface what needs attention before it grows. For a formal pre-listing report, we bring in an arm's-length licensed inspector.

    Who owns the record?

    You do. It is your home's record, yours to keep, and it travels with the home if you ever sell.

    How do you use my data?

    Only to look after your home and sharpen its foresight, and only with your consent. We do not sell your data.

    Is the foresight a guarantee?

    No. Foresight is indicative: a read on what is likely and when, so fewer things take you by surprise. The judgement stays with you and your trades.
